ACCESS STATEMENT FOR HIGH OAKS GRANGE

KELDY COTTAGE

INTRODUCTION

We have a range of lodges and cottages at High Oaks Grange, please note we have many slopes, steps and split levels in and around the accommodation. The lodges and cottages are accessed by a tarmacked driveway half a mile long. We are 1 mile away from the town of Pickering with a variety of amenities including grocery shops, butchers, banks, post office, newsagents, tea shops, pubs, restaurants, doctors and dentist. PRE-ARRIVAL

  • We have a website, www.highoaksgrange.com on which floor plans can be viewed
  • Bookings and enquiries can be made via email or phone as above
  • Bus stops are available in Thornton-le-Dale (1.3 miles from entrance) and Pickering Industrial Estate (0.4 miles from entrance) with buses to Scarborough, Malton and Helmsley
  • The nearest train station is in Malton, 9 miles away. We recommend Kappa Kars taxi service if travelling from Malton, telephone 01653 699999. Alternatively, there is a taxi rank at the station
  • A welcome basket will be available on arrival. If, for allergy reasons, you prefer not to receive one please let us know.
  • Detailed directions to High Oaks Grange are available on our website but can be posted to you if preferable

ARRIVAL & CAR PARKING FACILITIES

  • Keys can be collected from reception. If arriving after 8pm, please contact us on 01751 469351 to arrange alternative key collection.
  • Reception has an inward opening door, hinged to the right measuring 78cm with a small door lip measuring 12cm high and 15cm deep.
  • Keldy Cottage has room for one car to be parked. All parking is free of charge. Please contact us for alternative parking arrangements if you have more than one car.
  • The reception area is well lit. Each cottage has its own outside light with the switch being located just inside the front door. 
  • As the middle cottage of three, Keldy Cottage parking is approx. 24m away from the entrance to the property
  • The path to Keldy Cottage is loose stone chip

General Décor

The ground floor of the cottage is decorated with wooden cladded walls with contrasting laminated flooring throughout the lounge, dining and kitchen area. The staircase and balustrade are in wood with carpeted flooring. The bathroom has a white suite with contrasting coloured units and flooring. All bedrooms are painted or wallpapered with contrasting coloured carpets. The cottage is well lit with a combination of spot and lamp lighting and good natural light. Bedding consists of non-feather duvet and non-feather pillows, with cotton bed linen.

Entrance Porch

  • Stoned external area leads to a glass porch to the entrance of the cottage with a step of 15cm, depth 15cm. Two inward opening doors. One with single door (width 81cm), hinged opening to the left and one with double door (width 164cm). Handles 121cm from the stone flooring.
  • Free space of 520cm x 100cm in the porch area when inward opening doors are closed. Laminate flooring.
  • A door (width 85cm) with step of 10cm height and 14cm depth leads into the cottage.

Kitchen/dining area

  • The entrance leads directly into the fully integrated kitchen area with:
  • Worktop and kitchen island height at 91cm
  • Single oven/grill, drop down door, height of lowest shelf is 38cm, accessible from both sides
  • Ceramic hob with touchpad control
  • Extractor fan
  • Microwave – on worktop
  • Kettle and toaster – on worktop
  • Dishwasher
  • Washer Drier
  • Undercounter fridge with door hinged to the left
  • Undercounter freezer with door hinged to the right
  • Wine cooler with door hinged on the right

  • Knife block on the worktop
  • Most storage is at worktop height with 2 wall mounted cupboards at 134cm high and 2 above the sink at 155cm high. A step stool can be provided to assist
  • At least 95cm x 300cm free space in the kitchen area
  • Dining table – 135cm x 80cm. Height 75cm with 2 chairs, seat height 46cm and fitted bench seating measuring 108cm in length, 30cm depth and 46.5cm high

Lounge area

  • The lounge area is open to the kitchen, dining area and staircase
  • 2 x two-seater sofa with removable cushions, space for 4 people. Seat height 48cm
  • Nest of 3 portable coffee tables with heights of 39cm, 48cm and 58cm
  • SMART TV with DVD.
  • Free space of at least 340cm x 240cm clear of doors and furniture
  • Woodburning stove – hearth is 116cm x 33cm x 5cm

Staircase

  • Winding closed wooden staircase, hand rail on the right side, width of stairs 79cm, height of stairs 19cm and there are 14 steps

Landing Area

  • Provides access to bedroom 1, bedroom 2 and bathroom

Bedroom 1

  • Off the landing area to the right. Room measures 270cm x 440cm.
  • Door width 70cm, hinged to the left.
  • King size bed, height 66cm to top of mattress.
  • Bedside tables – height of 65cm - either side with triple drawers.
  • Dressing table, height 82cm with 2 drawers
  • Wardrobe with rail at 177cm high. Two drawers at the bottom of the wardrobe with handles 29cm from the floor
  • Bed 130cm of free space to the left and 90cm to the right

Bedroom 2

  • Off the landing. Room measures 380cm x 270cm
  • Door width 70cm, hinged to the right
  • Two single beds with a height of 64cm floor to top of mattress
  • Wardrobe with rail at 152cm with shelf above
  • Dressing table height 78cm with 3 drawers to the left. Stool 43cm high

Bathroom

  • Accessible from the landing. Inward opening door (width 70cm) hinged on the right with push lock (height 101cm). Accessible from outside
  • Bottom of bath 120 x 50cm and height is 60cm from floor, with flexible shower attachment and turn taps
  • Toilet seat height 44cm
  • Washbasins, height from floor 85cm with twist turn mixer taps. Under-sink cupboard
  • Space to right of toilet is 28cm, space to the left is 120cm
  • Shaver point on the wall to the left of the sink at a height of 102cm
  • Hooks on the back of door at 180cm height
  • Free space in bathroom (free of doors and furniture) is 100cm x 100cm
